ARCHITECTURAL SERVICES

We provide full architectural services from early planning through construction. This includes programming, schematic design, design development, construction documentation, consultant coordination, and (construction administration). Our process emphasizes clear communication, sound detailing, and design decisions that respond to both client goals, local conditions, and navigating local review authorities.

PERMIT DOCUMENTATION

Charleston-area projects require careful attention to zoning, codes, and review processes. We prepare complete, coordinated permit drawing sets and work with local jurisdictions, review boards, and consultants to support an efficient approval process.

SHELL BUILDING DESIGN

We design shell buildings that respond to site constraints, zoning requirements, and future tenant flexibility. Our approach balances traditional building assemblies and pure, contemporary form and constructability with an architectural framework that supports long-term use, adaptability, and beautiful architecture.

RESTAURANT DESIGN

We work with restaurant owners and operators to design spaces that support day-to-day operations while meeting local health, life-safety, and accessibility requirements. Our restaurant work integrates brand, workflow, and building constraints into clear, buildable solutions that capture and facilitate the essence of concept. 

TENANT UPFITS, ALTERATIONS, AND RENOVATIONS

We provide tenant upfit services for commercial, retail, and office spaces throughout the region. Our work focuses on alterations of existing buildings to (new) uses with efficient layouts, careful coordination of existing conditions, and clear, deliberate construction documentation. This allows reasonably expedited deliverables to keep you project within scheduling constraints.
